The SPR and Dwarka Expressway: Where to invest? Gurugram's Top Property Corridors

Divya Delhi: Big infrastructure projects have boosted Gurugram's real estate. Properties have been growing quarterly due to major initiatives like the Dwarka Expressway and Southern Peripheral Road. High-end residential homes are possible along both corridors. According to PropEquity, SPR property values rose at the fastest rate in five years, from Rs 7,690 per square foot in 2020 to Rs 18,000 by mid-2024. The corridor is the region's most active micro-market with Rs 50,000 crore in projects launched since 2022 and Rs 50,000 crore planned over the next three years. However, Knight Frank India reports that a CREDAI-Colliers-Liases Foras analysis anticipates a 58% year-on-year increase in property values along the Dwarka Expressway from the fourth quarter of 2024, topping all other micro-markets in the country. The corridor will rapidly change due to direct connectivity to Delhi and the airport, metro lines, and the Global City project. The larger inventory of under-construction luxury residences attracts investors seeking long-term capital appreciation.
